FdR launched the marketing of Canopée and Opal, two office developments with the potential to offer up to 80,000 m2, at the SIMI fair in Paris this week.
Opal, designed by architects Valode & Pistre, will offer around 30,000 m2 in a single building which makes the project well suited as headquarters for a major occupier.
The Jacques Ferrier-designed Canopée campus will consist of three buildings providing 30,000 m2 with the potential to reach up to 50,000 m2 in the future. BNP Paribas, CBRE and JLL have been hired to market the projects.
The projects follow the delivery in early November of the new Thales headquarters at the same site. The 46,400 m2 scheme requiring an investment of €192 mln was entirely let to the defence electronics group on a nine-year rental agreement. It is held in a 50-50 joint venture with Crédit Agricole Assurances.
In 2015 and 2016, FdR is also expected to deliver extensions to its existing main occupiers on the site, Eiffage and Dassault Systèmes.
In total, FdR has a €1.3 bn development pipeline consisting of 15 projects largely located in Paris, Lyon and Marseille. In mid-November the company was awarded a prize in the City & Future category for its New Vélizy project from the French federation of property companies (FSIF).
