Heightened interest in the property market has turned Berlin into a 'jungle', according to Nikolai Deus von Homeyer, managing director of Berlin-based investment firm, NAS Invest.

'Today, people from all over Europe are looking at Berlin,' he says. 'International investors are now outpacing domestic investors.' NAS Invest, which was launched in June this year, invests in a broad spectrum of real estate assets in Berlin and in northern Germany.

It typically targets deals of between €2 mln and €20 mln, because 'they are too big for private investors, whilst remaining too small for institutional investors,' Deus von Homeyer says.

Around €1.8 bn of real estate deals have been done in Berlin so far this year. 'It's not as mature a market as Munich but it's more liquid,' he says. 'It's cheaper in Berlin and there are more development opportunities. Berlin is not going to turn into Munich tomorrow but it's catching up,' he adds.
