Dutch asset manager Bouwinvest has acquired an office project in Utrecht from a joint venture between APF International and Angelo Gordon.

Financial details were not revealed, but the price was understood to be in the region of €150 mln.

The 28,000 m2 Central Park office scheme in Utrecht’s CBD, which has been acquired for the Bouwinvest Office Fund, will extend over 22 floors and features 370 parking spaces. It is situated at a site directly adjoining Utrecht’s Central Station and the City Hall.

‘The Office Fund focuses on sustainable multi-tenant buildings that are easily accessible by public transport and car in the four major Dutch cities, whilst pursuing a well-balanced asset allocation strategy,’ said Bas Jochims, director office and hotel investments at Bouwinvest. ‘Utrecht’s Central Park meets all these conditions.’

Two floors of the building are dedicated to networking and knowledge sharing, or simply socialising for occupiers, within a park-like environment. Conference rooms for meetings and events are also available to rent.

‘Central Park is situated in the middle of Utrecht’s Central Business District and we are enthusiastically contributing to the city’s long-term green and sustainable vision for its centre, values which Bouwinvest strongly shares,’ said Wiggert Karreman, managing director APF International.

The building’s sustainability features, including solar panelling and a WKO installation, will help the building achieve BREEAM ‘Excellent’, the company said.
