Private equity group Victory Advisors has acquired the Atrium office building in the Zuidas district of Amsterdam, PropertyEU has learned.

Financial details remain unclear, but rumours have been circulating in the market for months that the asset was set to trade for around €115 mln, but may have changed hands for €100 mln or less. The building carries an outstanding loan of just over €200 mln.

Victory Advisors had not comment when contacted by PropertyEU.

Located on Strawinskylaan, near the World Trade Center Amsterdam, the Atrium complex comprises around 34,000 m2 of office space. About 7,000 m2 is available for leasing.

Atrium was one of the first office buildings in the Zuidas region and remains one of the best known. Both Jones Lang LaSalle and Cushman & Wakefield have offices in the building.

Atrium was acquired by Ireland's Quinlan Private from Tishman Speyer for a reported €200 mln in 2007 and is now managed by its successor Avestus Capital Partners. The vendor is believed to have been a vehicle called QP Properties. Avestus was established after founder Derek Quinlan left the business and moved to Switzerland.

Cushman & Wakefield acted for Victory Advisors and CBRE acted for the vendors. The parties were not available for comment.
