The real estate platform of ESO Capital, is set to spin out to form a new, independent real estate investment firm, named Matter Real Estate.

Matter Real Estate is set to launch in the coming weeks and will be led by David Christie, former Partner and Head of Real Estate at ESO. The team of Matter Real Estate will comprise seven people.

The spin out is seen as a natural evolution of ESO Real Estate. As ESO Capital has grown across its two strategies, providing capital solutions to both corporates and real estate platforms, the real estate business has grown in size and developed a clearly defined investment strategy. Also, the decision comes on the back of strong demand from LPs for an independent operation.

The new platform will invest in sectors where there is structural demand, but barriers to large-scale investment (e.g. build-to-rent, single-family residential properties outside of gateway cities and primary healthcare centres). These sectors tend to be underserved by institutional capital due to a lack of pre-existing large portfolios. Matter Real Estate will seek to access these sectors and aggregate granular assets into platforms of scale.
