Global real estate investment manager EQT Exeter has acquired a warehouse in Katy Wroclawskie in Poland from developer 7R.
7R Park Wroclaw West II is located near the A4 highway in Katy Wroclawskie and comprises 44,000 m2. The facility was put into operation in June 2024 and is fully leased to Yusen Logistics.
According to 7R, the property was designed to achieve a 50% reduction in operational CO2 emissions and a 50% lower primary energy demand in comparison to Polish building code, thus providing significant savings for the tenant.
Chris Zeuner, co-CEO at 7R, said: ‘Investor interest in low-emission buildings is growing, and this trend is sure to continue, as the numbers provide undeniable evidence that this is the future of the warehousing sector.’
7R Park Wroclaw West II achieved a score of 95.6% in BREEAM certification, marking the first such high rating at the outstanding level for an industrial property in continental Europe.
Magdalena Uler-Kleczek, head of capital markets at 7R, added: ‘This development sets a new benchmark in sustainable industrial real estate, crowned by its BREEAM Outstanding certification. The exceptional investor response validates our vision that environmental excellence is no longer just an option – it’s a driver of value.
In the transaction, 7R was advised by DLA Piper and Cushman & Wakefield.
