Swedish real estate company Emilshus has acquired seven light industrial properties in Halmstad for SEK 235 mln (€20 mln) from Fastighetsstaden.
The properties, totaling 22,170 m2 in lettable area, generate an annual rental income of SEK 23 mln (€2 mln). The average remaining lease term for the properties is 2.1 years.
The properties are strategically situated near central Halmstad, with six located in the Vilhelmsfält area at the city's new southern entrance. The properties boast a high economic letting rate of 95% and house notable tenants such as Swedol, FlexIT, Erikshjälpen, and Lindab.
CEO Jakob Fyrberg said: ‘This is a strategically important deal for Emilshus, which through the acquisition becomes a major player in the Halland region. The properties are high-yielding in good locations and have well-known, stable tenants. A deal in line with Emilshus' strategy.’
Ownership will transfer to Emilshus in November 2024.
With a primary focus on southern Sweden, Emilshus’ real estate portfolio, as of 30 September 2024, comprised 898,000 m2 of lettable area across 160 properties, concentrated in sectors such as light industry, industrial services, professional trades, and external and grocery trade.
