European Logistics Investment (ELI), a logistics platform in the Polish market owned by Redefine Properties, Madison International Realty, and Griffin Capital Partners, has purchased a plot of land in Silesia, Poland for the development of a build-to-suit (BTS) warehouse.

The 34,681 m2 facility has been pre-leased to Fortaco Group, a supplier to OEM (Original Equipment Manufacturer) customers in the heavy off-highway equipment and marine industries.

Construction work is set to be completed in the second quarter of 2024, with the handover of the property to the tenant scheduled for the third quarter of next year.

The site is located in Knurów, near Katowice in Silesia, where ELI is expanding its footprint with a land bank and a number of other projects under development.  

ELI’s portfolio, including the land bank, currently stands at 1.3 million m2 and spans 30 projects across 10 logistics hubs throughout Poland.

‘We’re actively diversifying ELI's portfolio, constantly seeking new investment opportunities,’ said Pieter Prinsloo, CEO of ELI. ‘The acquisition of land for a modern and ESG-compliant logistics project located in the heart of Upper Silesia, secured by a long-term lease agreement, is a major success for our entire team.’

He added: ‘We continue to witness strong demand for high-quality warehouse spaces in Silesia, and we already have six existing projects and a land bank for the further development of two projects in this region in our portfolio.’

The Knurów property is targeting BREEAM Excellent certification and aims to achieve carbon neutrality by 2025.

For Fortaco, which supplies vehicle cabins, steel products, and assembly services to the heavy equipment and marine industries, the choice of Knurów as the location for the warehouse in the centre of the Silesian Voivodeship was driven by its proximity to the steel industry situated in the area. It also offers easy access to major national transportation routes such as the A1 and A4 highways which are part of key European transit corridors.
