Real estate private equity advisor Ekistics, which acquires and manages direct equity investments in Western Europe, has made its Danish debut with a deal for a multi-let office and data centre costing DKK 450 mln (€60 mln).

The property, which comprises approximately 37,000 m2, has been acquired in a sale-and-leaseback transaction from SDC, and is further let to key anchor tenants including IBM Denmark.

The asset is located in Lautrupparken, Ballerup, an established office submarket 15 km from Copenhagen.

'This acquisition represents an important milestone for us in Denmark and the Nordics more generally,' said Axel Waldecker, managing director of Ekistics Property Advisors.

Both SDC and IBM have been resident at the property for a significant number of years. SDC had owned the property since its establishment and IBM has leased a part of the property for more than 17 years already, Ekistics said.

The deal represents Ekistics’ seventeenth investment to date and the third in the past year, following two logistics development projects in Germany which are expected to reach practical completion later this year.

Ekistics was advised on the deal by NCAP Denmark Aps. Lundgrens law firm acted as a legal adviser and Nykredit Realkredit was a financing provider.

Law firm Bruun & Hjejle acted as legal counsel to SDC, with PwC's real estate team as a sales consultant.
