Swedish real estate company Eastnine has confirmed ongoing discussions to acquire the Warsaw Unit office property in Warsaw from Ghelamco for approximately €280 mln.
The confirmation follows market speculation surrounding the potential deal. However, Eastnine emphasized that no binding agreement has been reached and there is no guarantee that a transaction will occur, or on what terms.
Built in 2021, the 39-storey Warsaw Unit is a 180-metre-tall office building with a leasable area of 55,000 m2. It is the fifth tallest building in the Polish capital and features both BREEAM Outstanding & WELL v2 green certificates.
Eastnine said it will disclose further details regarding the potential acquisition as required by relevant laws and regulations.
If the Warsaw Unit deal is successful, the company's current portfolio, valued at €654 mln (SEK 7.6 bn), will increase by approximately 44% to SEK 11 bn (€943 mln). Currently, Poland accounts for 30% of Eastnine's real estate value, while Lithuania and Latvia contribute 59% and 11%, respectively.
Warsaw Unit is well-connected by public transportation, including bus lines, trams, a subway, and a nearby railway station. The surrounding area offers a mix of commercial, cultural, and public services, with shops, bars, cafes, restaurants, museums, theaters, banks, and medical centres all within walking distance.
Eastnine provides modern and sustainable office premises in prime locations in selected markets in the Baltics and Poland.
