The Dutch central government real estate agency, the Rijksvastgoedbedrijf (RVB), has acquired office complex De Resident in The Hague from German asset manager Deka Immobilien for €217 mln.

The property has a total of rental area of 53,000 m2 including retail units, the 104 metre tall skyscraper Castalia, the building section Helicon and a large underground parking garage.

The Dutch government (Ministry of Health, Welfare and Sport and Ministry of Social Affairs and Employment), is the tenant of the building, occupying 93% of the space with a lease agreement until 2029.

Deka Immobilien acquired 'de Resident' in 1996 as a renovation and redevelopment project. The sale forms part of its ongoing portfolio optimisation in the Netherlands, and follows the acquisition of the new headquarters of Booking.com in Amsterdam at the end of 2022.

In a press release, Deka's lawyers on the transaction, NewGround Law, commented that Deka placed special emphasis on complying with current and future ESG standards, which often require extensive modernisation work on older properties.

Deka was advised on the transaction by Nadorp Bedrijfsmakelaars in partnership with NewGround Law. The Dutch government was assisted on the legal side by Pillar Notarissen.
