The team behind 'The Exo' - Dublin's tallest office tower - has revealed that the process has begun to secure a building contractor and sign the building's first tenants.
The 73-metre-high LEED Gold scheme, designed by Irish practice Shay Cleary Architects, will rise in the Point Square area of Dublin's Docklands, where taller buildings are permitted. The investment is expected to be around €70 mln.
According to joint receivers Stephen Tennant & Paul McCann of Grant Thornton, Savills and CBRE have been instructed to seek pre-letting agreements.
'We are delighted to get this project off the ground and look forward to seeing it through to completion. Our first priority is to secure a main building contractor who can deliver a quality scheme on-time and on-budget,' commented Tennant.
'The Exo will provide the most spectacular workspace in the city. Its accessibility is unrivalled with the Luas stopping outside and the Port Tunnel providing quick access to the M50 and a 15 minute trip to Dublin Airport – surely one of the quickest airport links in the world,' said Roland O'Connell of Savills.
According to a recent report from Savills, pre-lets accounted for 300,000 ft2 (44%) of all the Dublin office space leased in Q4 2016.
Planning permission for the 170,000 ft2 office building was approved in March 2016, less than six months after the submission was submitted to Dublin City Council.
