Swedish real estate investor Diös Fastigheter has sold 10 residential, light industrial, commercial, and office properties across five Swedish cities for a combined price of SEK 452 mln (€40 mln).
The total leasable area of the properties is approximately 57,000 m2, and they were acquired by NP3 Fastigheter, LF Norrbotten, and Hagabacken Fastigheters.
These high-occupancy properties boast a total rental value of SEK 53.4 mln (€4.7 mln), with a 92% occupancy rate.
The divested properties are situated in Luleå, Östersund, Umeå, Falun, Borlänge, and Malung.
To ensure a smooth transition, all three transactions will be reported under company form in the third and fourth quarters of 2024.
Annie Franzon, head of transactions, Diös, said: ‘We continue to focus our portfolio on commercial properties and above all offices, which is the segment where we see the greatest potential. The liquid we receive from these deals will be used to further reduce our leverage ratio and to create investment space. In the transaction market, there is higher activity and we are experiencing increased interest in our market, which is something we welcome.’
This sale allows Diös to focus its resources on core commercial assets, particularly offices, where it sees the greatest growth potential. The proceeds will further the company’s financial flexibility, opening the way for future investments.
