German real estate developer DFI Real Estate has acquired a 65,000 m2 site in Neuenburg am Rhein in Baden-Württemberg to build an industrial and logistics park.
Three units are planned for one or more tenants with a minimum floor space of 31,500 m2. The asset is particularly suitable for industry, trade and contract logistics.
DFI plans to invest over €50 mln in the logistics park which is scheduled for completion in Q1 2025.
The developer is seeking DGNB Gold Certification and will install a photovoltaic system set up on around 18,000 m2 with a capacity of more than two 2 MW peak.
The building technology, optimized for the climate typical of the location, will contribute to climate-neutral owner-occupation. In addition, users can participate in tenant electricity models, which will help them reduce their ancillary operating costs.
Andreas Fleischer, managing director of DFI Real Estate, said: ‘This project opens up the prospect of realizing a state-of-the-art, ESG-compliant industrial and logistics property, in which we take the environment into account with the greatest care. On the one hand, our concept involves the neighbourhood to a large extent, on the other hand, it protects the local flora and fauna by creating compensation areas for nature and species protection.’
A total of 110,000 m2 is reserved for nature and species protection, of which 15,000 m2 is covered by DFI Real Estate's own property and supplemented by additional external compensation areas.
A green roof and facade areas will also be part of the development as well as suitable rainwater management with seepage areas, while a cistern will collect rainwater for irrigation.
The aim is to create a functional, sustainable, and cost-efficient industrial and logistics park that goes beyond the standards and offers employees an attractive and healthy working environment while at the same time taking into account the biodiversity of the existing ecosystem.
Neuenburg is an important transport hub in the border triangle of Germany, France and Switzerland. The A5 and the Rhine bridge can be reached in a few minutes by car, while the trimodal terminal Ottmarsheim and the international EuroAirport Basel/Mulhouse are directly connected.
