The Greater London Authority (GLA) has launched the search for a new development partner to transform Royal Albert Dock – one of London’s most significant regeneration opportunities.

Extending to 12 ha (30 acres) with potential for 400,000 m2 of new development, the site is located within the capital’s only enterprise zone. The new development will sit alongside a completed first phase, the majority of which has now been purchased by DPK.
 
Royal Albert Dock is located within the wider Royal Docks area and is one of seven significant development sites being brought forward across 175 hectares of public land belonging to the GLA. Around £5 bn of investment is planned for the area over the next 20 years providing 36,000 new homes.
 
City Hall relocated to the Royal Docks in 2022 with other major anchor institutions based in the area being Tate & Lyle, ExCeL London, London City Airport, and the University of East London.

GLA is seeking a partner to take a long-term view, curating and managing the delivery of a new masterplan. Planning and development consultancy Montagu Evans is advising the Royal Docks Team on procurement, which is expected to start in summer 2024 following an initial period of market engagement in the spring.
 
The launch of the Royal Docks search for a partner follows on from the GLA’s announcement earlier on Thursday outlining the Mayor of London’s vision to deliver 36,000 new homes and 55,000 new jobs at Royal Docks, which includes this key site at Royal Albert Dock.
