German lender Deutsche Hypo – Nord/LB Real Estate Finance is providing an amount of €79.2 mln as part of two financings of €39.6 mln each. The term of the loan is five and a half years, which is divided into two tranches of five and a half and two years.
The office property from 2021 is located on Stresemannstraße or Möckernstraße in Berlin-Kreuzberg/-Mitte and is characterized by its good to very good location. The single-tenant property consists of a ground floor and six full floors on 12,125 m2 and is rented by ZUG gGmbH, a 100% subsidiary of the Ministry of the Environment. The property also has DGNB Gold and Wiredscore certification.
The owner of the property is Stresemann S.C.S., a client of the Swiss Life group.
