Poland-based logistics and warehouse developer MDC2 has selected Depenbrock Polska as the contractor for the construction of the MDC 2 Park Lódz South, owned by Fortress.

Located in Gluchów, 19 km south of Lódz, the facility will consist of two distribution and logistics buildings with over 80,000 m2 of gross leasable area.

A lease for over 28,000 m2 has already been signed with e-commerce beauty and health shop Notino.

The assets will feature state-of-the-art ESG technology and building materials. Low-emission concrete, steel with a reduced carbon footprint, and EPD-certified construction materials will be used during construction. The property will also have solar panels and heat pumps.

Piotr Kowalski, construction director of MDC2, added: ‘Our priority in the design and construction of MDC2 Park Lódz South was to select the general contractor in such a way as to provide future users with top-class buildings while maintaining their lowest possible emissivity.

'This will have a special meaning for the environment, because the impact of the logistics and distribution park on it will be limited to the minimum necessary. With our projects, we emphasise how important it is to care for the environment in which we live. We want our activities to have a positive impact on the entire warehouse industry, tenants, and—as a priority—on the quality of life of future generations.’

In addition to MDC2 Park Lódz South, MDC2 is also developing the MDC2 Park Gliwice (57,000 m2) and MDC2 Park Kraków South (90,000 m2). All three are fully funded and are scheduled for delivery in 2023 and 2024.

Fortress, the owner/investor of MDC 2 Park Lódz South, is a Johannesburg-listed company that invests in premium-grade logistics real estate in South Africa and Central and Eastern Europe. In addition, it owns 52 shopping centres and has a 23.6% stake in shopping centre operator NEPI Rockcastle.
