German real estate investment manager Deka Immobilien has acquired two logistics properties from UK REIT Segro for an undisclosed sum.
The assets include a distribution centre in Freiberg am Neckar, constructed in 2018, and a cross-dock facility in Erlangen, built in 2015. Both properties are fully leased to financially sound tenants.
The Freiberg am Neckar property is located within the Stuttgart automotive logistics hub. This 11,320 m2 facility is leased to automotive supplier Craiss Generation Logistik which delivers Porsche Taycan components to the Zuffenhausen factory.
The Erlangen property is ideally situated for last-mile delivery operations, given its proximity to both the highway and the city center. This 4,750 m2 cross-dock facility is built to Deutsche Post DHL’s specifications. Erlangen is a key logistics hub within the Nuremberg region, serving a manufacturing base focused on automotive, mechanical engineering, and LuK technologies. Additionally, the site benefits from being part of Southern Germany’s largest trimodal freight transportation center.

A functioning logistics infrastructure is essential, especially in these economically strong locations, but the space available on the market for this is in short supply. Existing properties such as these enable location advantages that often cannot be replicated in new buildings.’
The latest acquisition enhances Deka Immobilien’s portfolio diversity by expanding its geographic footprint, tenant base, and property types.
BNP Paribas Real Estate and CMS Hasche Sigle advised Segro on the transaction, while GSK Stockmann provided counsel to Deka Immobilien.
