The Salford City Council has chosen Countryside Properties as the preferred contractor to build a £60 mln (€69 mln) mixed-use development in the UK.

The Ordsall redevelopment of two sites between Robert Hall Street and West Park Street will result in 274 dwellings (137 houses and 137 apartments).

Designed by Buttress Architects and managed by Identity Consult, the project will offer a mix of two- to four-bedroom townhouses and one- and two-bedroom apartments.

Over 40% of the homes are being offered as affordable housing, addressing the urgent need for housing in Salford. They will be managed by Salford City Council's housing company, Derive.

Ben Tabiner from Buttress Architects commented: ‘Our designs focus on several elements, creating great community connections, using a blend of townhouses and apartments with over 40% being affordable homes, sustainable homes that will help with the cost-of-living crisis, establishing a range of public green spaces and making sure that the community is pleased with the design.’

Councillor Tracy Kelly, statutory deputy city mayor and lead member for housing, property, and regeneration at Salford City Council added: ‘Affordable homes are desperately needed in our city, and we currently have almost 5,000 people on our housing waiting lists. We are continuing to push forward with local solutions against the backdrop of a national cost-of-living and housing crisis.’

To achieve ambitious carbon emission goals, the houses will adhere to the "Salford Standard." This focuses on optimizing building materials and insulation ("fabric-first") before incorporating renewable energy sources like solar panels or heat pumps.

The redevelopment will include car parking spaces with the potential for electric charging connectivity, shops, green spaces, and improved pedestrian routes.
