Stockholm-listed property company Corem has entered into separate contracts to sell two properties for a combined SEK 467 mln (€41.8 mln) in underlying property value.
The property Järfälla Veddesta 2:43 in Stockholm has a lettable area of 19,270 m2 and primarily consists of production facilities, offices and warehouses.
The rental value is around SEK 90 mln (€8.1 mln) and the economic occupancy rate is 99%.
Corem originally purchased the property in October 2018 for SEK 325 mln (€29.1 mln) from listed real estate company Stendörren
There are several tenants in the property, with an average rental duration of just over 10 years.
Corem CEO Eva Landén said: ‘It feels good to be able to make another significant acquisition in Region Stockholm. The development in Veddesta looks exciting and as an already established player in the area, we are now creating a fantastic management unit.’
The property Sigtuna Rosersberg 11:151 in Northern Stockholm is made up of a 16,500 m2 undeveloped plot that Corem purchased from Rosenqvist Fastigheter in 2021.
The zoning plan permits mixed commercial uses, including offices, trade and other services in addition to warehouse/logistics.
The plan allows a building right of just over 40,000 m2 of gross leasing areas, next to the E4 highway.
