Spanish Socimi Colonial has sold 20,000 m2 of land in Las Tablas near Madrid to Siemens.
The German industrial giant will invest €160 mln in its new campus in Madrid, where the company's new corporate HQ in Spain and its R+D+I centers will also be located.
It will provide 22,000 square metres of office space, landscaped areas, and services in the north of Madrid.
Scheduled for completion in 2028, the new Siemens complex will integrate advanced solutions in terms of digitization of buildings and sustainability, becoming a benchmark as a smart, digital, and carbon neutral infrastructure.
For Colonial, this divestment is part of its Flight to Quality strategy, which has already exceeded €500 mln in sales initially forecast in the Madrid and Paris markets.

Separately, Siemens is investing €1 bn in Germany, with €500 mln on to lay the foundation for a new technology campus in Erlangen to intensify research and development and expand its manufacturing capacity.
Before construction work begins, the new buildings for R&D, production, and logistics will be planned and simulated in the digital world.
Implemented by Siemens Real Estate, the 200,000 m2 facility is being designed to be a net-zero location that meets the highest sustainability criteria.
Plans include an innovative energy infrastructure, green energy supply and energy storage in partnership with the city of Erlangen and the extensive use of Siemens’ sustainable digital building technology solutions.
The new campus in Erlangen will be implemented by Siemens Real Estate – the company’s real estate arm.
The project is part of Siemens’ €2 bn global investment strategy in 2023 for boosting growth, innovation, and resilience across all regions, focused mainly on new manufacturing capacities, innovation labs, education centres, and further Siemens locations.
