Boultbee Brooks Real Estate has jointly instructed Colliers International and Aurum Real Estate to sell Black Bull Yard in the Farringdon district of London, for a guide price in excess of £28.7 mln (€32 mln).
Black Bull Yard, 18-28 Hatton Wall, Farringdon, EC1, is a new, highly specified mixed use five storey building. The asset comprises 27,336 sq ft (2,540 m2) of Grade A office, retail, affordable jewellery workspace accommodation, alongside 20 residential units.
Located at the centre of London’s creative district and a short walk from Farringdon station, Black Bull Yard was designed by renowned London architect GPAD and completed in July 2017.
The 2,300 m2 office accommodation is currently multi-let to four office tenants, amounting to a passing rent of just over £1.5 mln per annum. Occupiers include Momentum, Cast Consulting, IBI and UKIE. The prime retail unit is let to The Lion & Fox, a hair salon, and has a passing rent of £55,000 per annum.
Shaun Simons, director and co-Head of City Fringe office at Colliers International, said, 'Black Bull Yard offers investors a well-considered, newly developed slice of one of London’s most dynamic districts. Boultbee Brooks has developed a property that been perfectly designed for tenants looking to move to the district; the specification provided is Grade A, however, unlike many other buildings, the look and feel is a historic warehouse aesthetic, which we believe has been one of the fundamental reasons for the recent successful letting campaign.'
Colliers International and Aurum Real Estate are advising Boultbee Brooks Real Estate.
