Independent real estate investment boutique Colcap has acquired the Vodafone headquarters office in Berlin from German-Irish investor Signature Capital.

Financial details were not disclosed.

The fully rented property known as the Berlin Vodafone Campus comprises 13,000 m2 of space over four upper floors.

'The Berlin office market continues to be of great interest to our international investors. With Vodafone Kabel Deutschland, we are very pleased to have a particularly relevant ‘digital heavyweight’ as a long-term tenant,' said Colcap managing director Uwe Hellendahl.

Colcap represents several foreign investors with their investments in Germany.

Frederick Hönemann, head of transactions with Signature Capital, said: 'We have seen very positive changes in this submarket and seized the opportunity for a sale following an extension of the lease.'

The building, which has an unobstructed view of Tempelhof Field, is located directly at the entrance to the Berlin city motorway and is well connected to public transport.

Said Colcap managing director Claus-Henning Tillner: 'As investors in Edge Südkreuz, we have always held a strong belief in decentralised locations that are perfectly linked to the transport system. We followed this principle with this property as well.'

Colcap said that it expected a positive influence on the area in the medium term due the development of Neue Mitte Tempelhof in the direct vicinity of the property.

Signature Capital was advised by Cushman Wakefield with legal counsel from Lambsdorff Rechtsanwälte and technical direction from Mocuntia Real Estate Advisors.

Colcap received legal and tax counsel from Bryan Cave Leighton Paisner in Frankfurt, while technical due diligence services were provided by Grauel Consultants. Angermann Berlin advised Colcap on the acquisition process.
