Belgian REIT Cofinimmo has bought three sites for healthcare centre developments in the Netherlands as part of a strategy to grow in the sector.

Cofinimmo said it has acquired three sites in the Netherlands for €29.5 mln and also delivered a fourth site representing an investment of €4.5 mln. The initial rental yields of these transactions range between 7% and 8.3%.

The acquisitions involve a 4,200 m2 medical office building located in Arnhem-Zuid, for €5 mln. The building is leased to the Dutch foundation Stichting Rijnstate under a ‘double net’ 20-year lease.

The Plataan revalidation clinic located in Heerlen, near Maastricht, was bought for €3.7 mln. It offers 127 beds, spread over 14,700 m2. The building will undergo a large-scale renovation from the beginning of 2016, for an investment of €11.1 mln.

Dutch operating group Sevagram will lease the clinic from Cofinimmo under a 15-year ‘triple net’ lease agreement, extendable for 10 years, upon delivery.

In Breda, Cofinimmo signed an agreement for the development of a parking facility on the site of the Amphia hospital. The five-floor above-ground parking will offer 900 parking spaces for the patients and visitors of the hospital. Operator Stichting Amphia has signed a 30-year long lease on the site.
