Clarion Partners Europe is set to launch the sale of a portfolio of 31 assets spread across six countries, which is expected to fetch in excess of €800 mln, PropertyEU has learned.

According to those familiar with the portfolio, the owner will be marketing the assets imminently.

Concentrated in the Netherlands, Germany, France, and Spain, they have been assembled by the company for its third fund since the end of 2017.

The portfolio totals around 830,000 m2 of assets predominantly let to large 3PLs, grocery retailers, and e-commerce operations.

This would not be the first time Clarion Partners Europe has monetised assets in a whole fund built up over time. In 2017, the company offloaded its Fund II for over €1 bn to AXA IM – Real Assets.

Logistics and industrial property is still attracting strong institutional demand as an asset class, backed up by impressive underlying real estate fundamentals.

Even in Brexit-hit UK, take up of logistics space in 2020 hit record heights. CBRE said this week that take up was 69% higher in 2020 than even 2019 with 42.97 mln ft2 taken up.

Various global real estate companies have highlighted in their 2021 Outlook reports how industrial & logistics in Europe is among their top picks to invest in this year.
