Specialist business property broker, Christie & Co, is marketing a portfolio of three hotels totaling 277 rooms in the Emilia-Romagna region of northern Italy.
All properties are currently leased long-term to French budget hotel chain B&B Hotels and include the B&B Hotel Bologna, B&B Hotel Ferrara, and B&B Hotel Sassuolo.
Located on Bologna's northern outskirts, the 110-room B&B Hotel Bologna targets business travelers, thanks to its proximity to the Centergross shopping center, Bologna Fiere exhibition grounds, and Bologna Congress Center. It also provides convenient access to Bologna Guglielmo Marconi Airport (17 minutes) and the city center (23 minutes).
The 76-room B&B Ferrara is situated in Ferrara's southern outskirts, with easy access to the Expo district and local sports facilities. Ferrara's historic center is a 13-minute drive away, and Bologna Guglielmo Marconi Airport can be reached within 37 minutes.
B&B Sassuolo is a 91-room hotel just minutes from Sassuolo's historic center and provides easy access to the Ferrari and Maranello museums, Piazza Guiseppe, and the city of Modena. With Modena Fiere exhibition center nearby, the hotel also caters to corporate clientele. Bologna Guglielmo Marconi Airport is a 45-minute drive away.
Carine Bonnejean, managing director – Hotels at Christie & Co, commented: ‘We are thrilled to have secured this mandate which our corporate hotels team in London, leveraging also our network of European offices, are marketing to a global audience of qualified investors. There is a wall of capital seeking to find safe haven investments such as this and we expect to run a condensed process with initial non-binding offers towards the end of July.’
Craig Millward, Corporate Hotels director at Christie & Co, added: ‘This is an excellent opportunity to acquire three branded hotel investments leased to a quality operator and which provide attractive levels of secure rental income. We are seeing interest from a broad spectrum of institutional investors as well as from high net worth individuals.’
