Chancerygate has secured planning permission for a new 9,569 m2 logistics development in Southwater near Horsham, UK.

The Audio Park project will comprise seven units ranging in size from 773 m2 to 3,153 m2 and is estimated to be worth £27 mln (€32 mln).

Located on a 1.86-hectare logistics site in West Sussex formerly occupied by Sony, Audio Park will offer both freehold and leasehold options. Its strategic position near the A24 provides access to the wider Sussex and south coast region.

Construction of the Grade A industrial space is set to commence speculatively, addressing a shortage of high-quality logistics accommodation in the area.

Chancerygate development director, Matthew Young said: ‘There is strong demand for sustainable, Grade A urban logistics units in Horsham and the wider Sussex region. Much of the existing urban logistics stock in mid-Sussex is second hand with low sustainability credentials and is only available on a leasehold basis. We have already seen strong interest in the scheme and anticipate this will only further grow now planning has been granted.’

All units at Audio Park will include electric vehicle charging points, energy-efficient designs, and rooftop solar panels. The buildings will also feature enhanced natural lighting and be constructed using low-carbon materials. Chancerygate aims to achieve a BREEAM Very Good rating and a minimum EPC B rating for all units.

The development will be situated alongside audio technology company Bowers & Wilkins and benefit from nearby amenities such as shops, a pharmacy, and a doctor's surgery.
