A JV between developer Chancerygate and global real estate investment manager Hines has completed the 11,111 m2 Gemini8 Business Park in Warrington, UK.
The £19 mln (€21.6 mln) development consists of 18 high specification Grade A trade/warehouse/industrial units ranging from 362 m2 to 1,532 m2.
The properties green initiatives include: low air permeability design; electric vehicle charging points; 15% warehouse roof lights increasing natural lighting; high performance insulated cladding and roof materials and BREEAM Very Good certification.
Chancerygate development director and head of the company’s Warrington office, Mike Walker, said: ‘We are very pleased to have delivered the first new build, Grade A multi-unit industrial and warehousing development of this type in the Warrington area for more than 10 years. Its excellent strategic location means Gemini8 is one of the most prominent business parks between the Manchester and Liverpool conurbations. At the end of 2021, the JV pre-sold Gemini8 Business Park to real estate private equity firm Northwood Investors.
Situated within the North West’s most prominent business park, the scheme is located less than 4.8 km north of Warrington town centre, with direct access to junction 8 of the M62 motorway and is some 6.4 km from the M6.
Surrounding occupiers include; Ikea, Starbucks, Travelodge, Frankie & Benny’s and Marks & Spencer.
