One of Amsterdam’s largest mixed-use schemes is coming for sale in what could be the largest property deal of the year in the Netherlands.

Well-informed market sources confirmed to PropertyEU that landlord Blackstone has instructed advisors CBRE and NL Real Estate to sell the new European headquarters of US multinational taxi group Uber in Amsterdam’s Zuidas business district.

Sources say the office-led scheme, known as Tripolis, could fetch between €600 mln and €700 mln.

Located between the city's Olympic Stadium and the A10 motorway, the property was once the head office of broadcaster Vedior and law firm De Brauw. It was vacant for years before being renovated, expanded, and newly-let in full, with Uber taking 30,000 m2 of the 45,000 m2 office space starting next year. In September of this year, the Netherlands' largest law firm, De Brauw Blackstone Westbroek, signed a lease of 18,000 m², the largest lease transaction so far this year in the country.

On completion of the redevelopment in 2022, project developer Flow will have transformed the asset into a smart city campus to be renamed Tripolis Park. The property, which will also offer apartments, will boast BREEAM Outstanding certification, the highest BREEAM sustainability label. In addition, the building has a Well Platinum certification.

CBRE and NL Real Estate declined to comment on the sale.

Tripolis is the second major office scheme to be put up for sale in Amsterdam in 2021. Earlier this year, Dutch lender ABN Amro started marketing its office headquarters in Amsterdam's Zuidas business district in a partial sale-and-leaseback transaction. The asset is said to be valued at some €1 bn.
