According to the advisor, the hotel is a heritage property which is ripe for refurbishment, located in a vibrant part of the city.

Currently offering 36 bedrooms, the property is not currently operational and could be converted into an upper upscale and luxury offering with high-end food and beverage outlets.

Subject to planning permission, the hotel could be expanded to 44 or 62 bedrooms.

Alexandra Sheeran, associate director, CBRE Ireland, commented: 'The sale of The Dawson Hotel offers both Irish and International investors an exclusive and high-profile property on one of Dublin’s trendiest and most vibrant streets.

'The asset is unbranded, providing operational flexibility for parties. There is also scope to almost double the existing room count, subject to securing planning permission.'

Food and beverage facilities of approximately 972 m2 are currently situated on the ground floor with two separate outlets. The Dawson was previously home to the La Stampa restaurant and Sam’s bar.

The hotel is positioned in the centre of Dublin’s main business, shopping, and tourist areas which include St. Stephens Green, Grafton Street, Trinity College, Christchurch and Guinness Storehouse.
