Swedish logistics property company Catena has acquired a massive logistics facility in Landskrona, Sweden, from transport and logistics firm DSV Road Holding.
The sale-and-leaseback transaction foresees an underlying property value of SEK 2.4 bn (€210 mln). The purchase price for the shares amounts to around SEK 600 mln (€52.5 mln) after the deduction of deferred taxes.
DSV will remain the tenant under an 11-year lease agreement and has already assumed control of the facility.
The strategically situated property, Örja 1:22, boasts prime access near major highways (E6/E20) in Landskrona. It features two recently built warehouses totaling over 180,000 m2 on a 274,000 m2 site. The new facility offers a mix of warehousing solutions, including automated systems and cold storage areas.

The facility is on track for BREEAM Excellent certification and features a 14 MWp solar cell plant installed by DSV, providing renewable energy for the buildings, enabling electric vehicle charging, and potentially contributing excess power to the local grid.
The projected net operating surplus for this property is estimated to be around SEK 147 mln (€13 mln). The acquisition solely pertains to this property and excludes the neighbouring building that houses the Swedish headquarters of DSV.
In a similar deal, Catena acquired the Tornbornahögen 7 property in the Ättekulla industrial area of Helsingborg from the same seller back in March 2024.
