The Catella Logistics Germany Plus Fund (CLD+) has acquired a 35,000 m2 logistics warehouse at Business Centre Treeport in Rijsbergen to the south of the Dutch city of Breda and close to the border with Belgium.
According to the Dutch land registry, the deal amounted to just over €35 mln.
The modern warehouse asset comprises 29,688 m2 of warehouse, 3,368 m2 of mezzanine/showroom space and 732 m2 of offices, and is designed to meet the highest modern standards for logistics warehouses. The property is targeting a minimum ‘Very Good’ BREEAM sustainability certification, with the roof prepared for the installation of solar panels.
The newly developed asset is divided into three units, leased to different tenants, with the second construction phase of the warehouse to be completed and let from June.
The seller was Poppelaars Properties, which is part of the same group as Tierra Outdoor, a retailer of outdoor furniture and accessories, that leases Unit 1 of the complex. The other units are leased by 3PLs Oostvogels Logistics, part of the Neele-Vat Group, and Kennis Transport & Logistics.
Ralph Willems, senior acquisition manager, CIMB said: 'The Treeport transaction is the second and largest acquisition we’ve carried out for the Catella Logistics Germany Plus Fund (CLD+) in the Benelux markets this year and it follows our forward funding investment in the Maasmechelen logistics development in Belgium. We are extremely proud to have closed the transaction within the short space of seven weeks with the sup-
port of the Catella international platform.'
He added: 'We are keen to invest in more logistics assets in the Benelux for Catella’s pan-European investment platform and have demonstrated our ability to also acquire assets with short-term leases that capture reversionary rental potential.'
