Belgian-listed real estate investment company Care Property Invest completed the purchase of a residential care centre in Heusden-Zolder, Belgium, for €24.2 mln.

BoCasa Bolderberg

Bocasa Bolderberg

Located in the rural village of Bolderberg, BoCasa includes a residential care centre divided into two connected buildings with a capacity of 95 residents in 89 residential units, as well as 51 assisted living apartments, of which 7 are part of the transaction.

The complex also offers multipurpose spaces, a hairdresser, a cafeteria, a gym and a large garden.

Public transportation, restaurants and a supermarket are within walking distance, while two nature reserves are nearby.

The residential care centre and the assisted living apartments meet modern energy requirements, including rainwater wells and a green roof, and feature energy label B. There are plans to install solar panels in the near future.

Peter Van Heukelom, CEO of Care Property Invest, commented: ‘After previous acquisitions in Oudsbergen, Lanaken and Riemst, we are once again expanding our presence in Belgian Limburg. The BoCasa project in Heusden-Zolder is also the eighth project we are realising together with Vulpia Care Group.'

Vulpia Vlaanderen, part of the Vulpia Care Group, will continue to operate the residential care centre and the group of assisted living apartments.

To this end, Care Property Invest will enter into a long-term ‘triple net’ leasehold agreement, with a remaining duration of 19 years (renewable and annually indexable).

Care Property Invest purchases, builds and renovates high-quality healthcare real estate and its portfolio consists of 146 projects across Belgium, The Netherlands, Spain and Ireland.
