Italian student housing provider CampusX has announced plans for a new student residence in Bologna, Italy.
CX Bologna Navile will extend over 21,342 m with a total investment of around €70 mln. Upon its completion in September 2026, it will provide 633 beds for students and young professionals.
The ground floor level will house common areas like study rooms, leisure rooms, a gym, refreshment areas, and relaxation zones. Two large rooftop terraces will provide students with outdoor areas for studying, socializing or enjoying the views.
The new student residence will be located in the Navile district, in the former fruit and vegetable market area, north of Bologna's historic center, a few minutes from the Central Station, and approximately 3 km from the University of Bologna.

Samuele Annibali, CEO of CampusX, added: ‘CampusX actively participated, including by investing significant resources, in all the preliminary phases of this project, confirming the fact that our company is not only a "hybrid hospitality" management platform but also a promoter of real estate operations. 2024 was another important year for CampusX and will conclude with the opening of the tenth CX Campus & Hotel facility in Trieste.’
This initiative is a collaboration between CampusX and developer and general contractor Techbau. The two partners previously delivered CX Milan NoM, which opened in 2024 with 938 rooms, a 26,000 m2 development that required an investment of €70 mln.
The project in Bologna also includes Teco+ Partners STP, for the architectural design, while the Rizoma Architetture studio will be responsible for the interior design.
CX Bologna Navile integrates into a larger urban renewal project that will revitalize the Navile district. The area will feature green spaces, residences, schools, healthcare facilities, and sports centres surrounding a new public square, with car and bicycle parking availability.
The building's rooftops will be transformed into green spaces, while solar panels further reduce the building's environmental footprint. The entire project is designed to achieve BREEAM "Very Good" certification.
