Austrian real estate company CA Immo and UniCredit Bank have agreed €90 mln of new financing with terms of five and two years respectively for two neighbouring Berlin office buildings near Potsdamer Platz.
The Class A Grasblau office building was developed by CA Immo for its own portfolio, was completed in 2022 and is almost fully let.
The neighbouring office building Hallesches Ufer 74-76 is to be repositioned on the market as a modern Class A office building in the coming years as part of a complete redevelopment and will support the sustainable transition of the CA Immo portfolio.
The €70 mln financing tranche for the Grasblau office building was structured as a green loan based on DGNB Gold sustainability certification.
Andreas Schillhofer, CFO of CA Immo, said: ‘Following successful, large-volume refinancing activities in 2023, we are delighted to have received a further financing commitment in a market environment that remains challenging, especially for new property financing.
