CA Immo started construction of Anna Lindh House, its latest flagship project in Berlin’s Europacity worth an estimated €132 mln.
The building, located in the heart of Berlin next to Europaplatz, will be the first in Europacity to utilize a pioneering wood hybrid construction method. This innovative approach combines the strengths of wood and concrete, significantly reducing the project's carbon footprint.
The Anna Lindh House will offer approximately 15,000 m2 of high-quality office space, designed to meet current and future demands for sustainability, efficiency, and flexibility. The building is scheduled to be completed by the end of 2026.
As one of the first fully electrified office buildings in the city, the Anna Lindh House will rely on heat pumps for heating and cooling, achieving operational carbon neutrality.
Furthermore, a rooftop photovoltaic system will generate up to 30% of the building's energy needs, further reducing its environmental impact. With an energy consumption rate of less than 50 kWh per square meter, the Anna Lindh House significantly outperforms the GEG reference building, achieving a 70% reduction in energy consumption.
As the project's "Environmental Guardian," consulting bureau Buro Happold ensures that climate goals are integrated into every stage of development.
The Federal Minister for Housing, Urban Development and Construction, Klara Geywitz, said: ‘The Anna Lindh House is a further step in the environmentally friendly urban densification of Berlin. By using innovative construction methods, sustainable building materials and the intensive use of renewable energies, we can manage to develop our cities in such a way that they do justice to climate protection and people alike.’
Keegan Viscius, CEO of CA Immo, added: ‘The quality requirements in terms of location, user comfort and sustainability of office buildings are increasing. We are convinced that only prime-quality offices in top locations can remain competitive in the long term. This is already the 11th building that we are developing at this location for our own portfolio and thus a strong commitment to the Berlin office market and especially to Europacity, which has established itself as one of the most popular office locations in the capital in recent years.’
The Anna Lindh House’s use of wood creates a bright and welcoming atmosphere, complemented by amenities like a lobby, café, courtyard, and rooftop terraces. The flexible floor plan ensures that the office space can adapt to the changing needs of its tenants.
The office building is situated in a prime location in Berlin, right on Europaplatz, near the main train station, the Spree River, and the government district.
