German lender Berlin Hyp is providing a €85 mln refinancing for the High Tech Campus in the southern Dutch city of Eindhoven.

The campus houses more than 135 companies and institutes such as NXP Semiconductors, Philips and Intel comprising over 10,000 researchers, developers and entrepreneurs.

The complex is located in proximity to Eindhoven University of Technology and includes 45,000 m2 of R&D facilities, 185,000 m2 of office space, 6,000 m2 reserved for technology start-ups and an area of 125,000 m2 open for development.

Berlin Hyp noted that the campus is often referred to as ‘the smartest square kilometre in the Netherlands’, generating half of the country's’ patent applications.

The refinancing was secured by the ultimate owner of the campus, Ramphastos Real Estate Investments, a company controlled by Dutch entrepreneur Marcel Boekhoorn. Berlin Hyp was introduced to Ramphastos by boutique firm Adelaer Real Estate Finance.

Cushman & Wakefield advised Berlin Hyp on the valuation of the High Tech Campus. Loyens & Loeff acted as the lender's counsel. Nauta Dutilh acted as the legal counsel for Ramphastos.
