The buyer is a special real estate fund managed by Hanover-based capital management company NordVest.

Completed in May 2023, the multi-tenant building at Schiessstrasse 47-49 comprises approximately 10,500 m2 of leasable space, with a 90% occupancy rate. It also includes a multi-storey car park with 469 parking spaces.

Tenants include Epson Deutschland (two floors, totalling 3,000 m2); Mitsubishi Chemical Europe, along with its affiliates Mitsubishi Tanabe Pharma and Yupo Europe; as well as Sandvik Holding.

Stefan Vesenmayer, managing director of NordVest, said: ‘The Trigon fits our acquisition profile exactly because it has highly divisible, flexible and modern office space, serves our multi-tenant approach, has a high-quality tenant structure and very good transport connections, especially to public transport. The DGNB Gold green building certification completes the property’s strong ESM credentials.’

Sustainability was a core focus for the Bema Group throughout every stage of the Trigon office building's planning and construction, resulting in the achievement of DGNB Gold certification. Additionally, the property boasts a WiredScore certificate.

Bema Group was legally assisted by the Rotthege law firm while the seller was advised by GSK Stockmann and C.P.H. Bau- und Projektmanagement. Anteon Immobilien acted as an intermediary for the buyer in the sales process.
