BAM Properties has announced it is to start the first office development in West London since the last cycle. Construction of Chiswick Green, a 7,600-m2 BREEAM 'Excellent' rated property will begin on 4 October.

Cushman & Wakefield is the letting and investment agent for the six-floor office building. The property advisor expects the scheme to benefit from a lack of grade A supply in the Hammersmith and Chiswick markets, where take up is already exceeding 46,000 m2 in 2010 including major lettings to GE, QVC and Tullow Oil.

Commencement on the project follows the publication of second quarter figures by Cushman & Wakefield which showed that the Thames Valley office market turned a corner in Q2. Supply fell by 8.5% while demand was up 6% and take-up leapt by 374%.

Clwyd Roberts, development director at BAM, said: 'With higher rents and business rates in the West End, West London has become increasingly attractive to major occupiers and Chiswick Green will be well positioned to take advantage of the under supply in this market'.
