Italcommerz Projektentwicklungs, a subsidiary of the Vienna-based construction company Bauträger Austria Immobilien (BAI), has started construction on the second phase of the landmark Forum Schönbrunn complex in the Austrian capital.

The project will include a seven-storey mixed-use office building and two additional residential properties with 104 energy-efficient housing units. The office property will offer over 25,000 m2 of total space, including nearly 20,000 m2 above ground. The scheme will provide office accomodation, catering facilities and a fitness centre in the basement, as well as 174 parking spaces.
Designed by architects Mascha & Seethaler, the complex is scheduled for completion by the end of 2011.
The launch of Phase II comes shortly after the disposal of Phase I to Credit Suisse in July 2010.
