Austrian real estate developer m2 Immobilien has received a building permit for the construction of the Supernova Zagreb shopping centre in Buzin, just outside the Croatian capital.

The builder said that the 110,000 m2 complex will be the most modern and energy-efficient mall in Croatia, boasting a pre-let rate of over 70%. The development costs are estimated to total over EUR 250 mln.

m2 Immobilien has also secured the financing of the project, which is due to open by autumn 2011. 'We will immediately start the construction work so that we can open in the fall of 2011,' said Supernova's director, Grgur Jolic.

The scheme will offer over 200 shops across 80,000 m2 of lettable area as well as 3,600 parking spaces. Major retailers in the centre will include Inter Spar, Peek & Cloppenburg, Müller drugstore, Elipso, Humanic, and Esprit. In addition, the scheme will feature a leisure and entertainment area with a cinema, bowling alley, casino and restaurants.

The developer plans to add a hotel and congress facility with an adjoining office tower at a later stage.

The Austrian m2 group has been active in Austria, Slovenia and Croatia for over a decade, its activities ranging from land and project acquisition to construction and commercial real estate management. The company has two other mall openings in Croatia this year. In August, its Supernova Zadar, the largest shopping center in Dalmatia, will open to the public with Supernova Karlovac set to open its doors next week.
