Atrium Ljungberg has acquired an office building in Gothenburg for SEK 1.26 bn (€132 mln) from a joint venture of Blackstone and Swedish investment manager Areim.
Lindholmen 30:1 comprises 37,000 m2 of office space and a 260-space parking garage. The asset is fully leased to Ericsson, the Stockholm-headquartered telecoms and networking firm.
'Through the acquisition we have doubled our property portfolio in Gothenburg and are now a significant player at Lindholmen. In the long term we will have even better opportunities to offer attractive premises to both existing and new tenants,' said Monica Fallenius, Atrium Ljungberg's business area director of transaction and establishment.
The waterside property is located in Lindholmen, a central city district on the Hising side of Göta Älv River, and is part of the Älvstaden development area. The Chalmers University of Technology and Lindholmen Science Park, an important cluster for development-intensive technology, training and media companies, is located next to the building.
The vendors, Blackstone and Areim, will hand over Lindholmen 30:1 to Atrium Ljungberg on 29 March 2017. Last July Atrium Ljungberg acquired the multi-let Eken 6 office scheme in Sundbyberg near Stockholm from Areim for €111 mln.
Atrium Ljungberg is one of the largest listed real estate companies in Sweden, owning 1 million m2 across 50 properties valued at SEK 30 bn. It is not related to CEE shopping centre investor Atrium European Real Estate.
