Belgian real estate developer Atenor has entered into an agreement to sell the Lakeside project in Warsaw, Poland to an international investor.

This transaction, expected to close by the end of the year, is a significant step towards Atenor's debt reduction strategy.

The sale of Lakeside will contribute €62 mln to reducing consolidated net debt as of 31 December 2024. An additional payment of €5.5 mln will be made within 18 months.

Lakeside has received multiple awards for its performance, which combines functionality and sustainable development. The technical solutions adopted include the use of low-emission concrete and wind energy during construction.

With prestigious tenants like LuxMed, HPE, Polenergia Fotowoltaika, and Tetra Pak, Lakeside currently has an occupancy rate of over 95%. The transaction includes a two-year rental guarantee for the remaining vacant space.

Stéphan Sonneville, CEO of Atenor, said: ‘This new sale adds to the seven transactions already signed and being finalised for the year 2024. The reduction of consolidated net debt strengthens Atenor’s balance sheet, which is very valuable in still challenging real estate markets.’

Maciej Krenek, country director Poland, added: ‘Lakeside is not just an office building of over 23,800 m2; it is  a modern centre for living and working. With 4,200 m2 of green spaces, 134 bicycle parking spaces, and 16 charging stations for electric vehicles, Lakeside transforms the Mokotow district in Warsaw into a more diverse and dynamic place.’

Lakeside provides a wide range of amenities, including a cafeteria, coffee corner, bicycle facilities, and electric vehicle charging stations.

The property boasts BREEAM Outstanding and WELL Gold certification.

Lakeside is in close proximity to the Sluzew and Wilanowska metro stations and a large number of nearby bus and streetcar stops.
