Belgian real estate developers Atenor and Besix Red have partnered on an office development in Lisbon, Portugal.

WellBe will propose 27,635 m2 of offices and 1,240 m2 of retail spaces spread over 11 floors with views on the Tejo river, in addition to 1,000 m2 green spaces accessible to the public and a 400 m2 private green terrace.

The project is located in Parque das Nações, a site of a very successful regeneration of Northern Lisbon where the Expo 98 took place.

It will positively impact Atenor’s cash flow by around €20 mln in addition to €5 mln from work carried out prior to the establishment of this partnership.

WellBe aims to set a new benchmark on the Lisbon office market in terms of sustainability and user experience and will be fitted with the latest technologies, including the installation of over 100 photovoltaic panels.

It is the first project in Portugal to be pre-certified by the IWBI (International WELL Building Institute) and has already obtained BREEAM Excellent, Well Platinum, WiredScore Gold, passive house and ADENE A pre-certifications.

Aligned with the EU Taxonomy criteria, WellBe will substantially contribute to the ambitions of Lisbon for the reduction of carbon emissions.

Currently under construction, the project will be delivered in Q1 2025.

The site enjoys direct access to public transport and more particularly to the metro and railway station linking Lisbon to Porto.

It will provide all facilities for soft mobility as well as 396 car parking spaces of which 50% would offer charging capacity for EVs.
