Arrow Capital Partners, the investor and operator of real estate in Europe and Asia-Pacific, has acquired a 10,000 m2 logistics warehouse in Zevenaar and expanded its activity in the Netherlands to include build-to-own development of mid-sized logistics facilities.
Having built its Dutch portfolio to 50 assets, Arrow said it aimed to meet strong occupier demand in this sector through the acquisition of land either ready to develop or with the potential for redevelopment, thus avoiding zoning and planning risk.
The expansion into development activity follows a rapid period of growth in 2021, during which Arrow acquired 37 assets in the Netherlands, with notable transactions including the Dutch-German Axis portfolio, the Skyfall portfolio, and the Voltaweg asset in Echt.
Said Martien van Deursen, head of Benelux at Arrow Capital Partners: 'With occupancy of our Dutch portfolio at close to 100%, we’re looking to take further advantage of the strong occupier demand by pivoting our activities towards higher-return build-to-own development.
'As part of this strategy, we’ll be targeting the acquisition of land and assets suitable for development or repositioning into modern mid-sized logistics assets.
'We’re confident that the Netherlands’ position as a gateway to mainland Europe will underpin demand in this highly diverse and liquid sector for the long-term.'
Arrow also improved overall occupancy across its Dutch portfolio to almost 100% in 2021, signing a total of 35,318 m2 of leases generating approximately €3 mln of annual rental income.
