Arrow Capital Partners, the specialist investor, is drawing up plans for a speculative logistics facility near junction 6 of the M61 motorway in Bolton, England.
The 30,472 m2 development, named Arrow Point Bolton, will be built on land acquired in 2020 for Arrow's €3 bn SIRE (Strategic Industrial Real Estate) joint venture with Cerberus.
The project will consist of two warehouse units: a 9,987 m2 unit (AP107) and a larger 20,462 m2 unit (AP220).
Both units will be built with sustainability in mind, including rooftop solar panels and electric vehicle charging stations. Arrow Point Bolton is targeting a BREEAM Excellent certification for sustainability and an EPC A rating for energy efficiency.
The development will boast a total power capacity of 4.1 MVA, high ceilings (18 meters), ample parking for trucks (82 HGV trailer spaces), and efficient loading and unloading capabilities (32 dock levellers and 5 level access doors). Pending planning approval, construction is expected to be completed in the latter half of 2025.
