Private markets investment firm Ardian and Italian asset manager Prelios have obtained a €50 mln green loan from Crédit Agricole Corporate & Investment Banking's Milan office, which acted as mandated lead arranger, underwriter, bookrunner and green structuring advisor and coordinator.
The green loan has been awarded to AREEF 2, the multi-sector Sicaf controlled by Ardian and managed by Prelios, and refinances two office properties in Milan, in Piazza Fidia 1 and Via Roncaglia 12 respectively.
The two recently redeveloped buildings have targeted high international standards in terms of well-being and energy efficiency. They have subsequently been leased to blue chip domestic and international tenants. The refurbishments form part of Ardian's Build-to-Green+ strategy.
The property in Piazza Fidia 1, covering 8,725 m2 of GLA over 11 floors, is primarily an office building and was renovated by architect Stefano Belingardi.
The property is one of the few existing buildings classified as NZEB (Nearly Zero Energy Building), and is 34% more efficient than a standard grade A property. It has four ESG certifications (LEED Platinum, BREAAM Very Good, WELL Silver, Wiredscore), and is aligned with the Paris Agreement regarding CO2 emissions targets. it is currently the Milanese headquarters of Satispay.
The property in via Roncaglia 12, which recently won Urbanfile's 2023 Architecture and Urbanism Award, has a surface area of 7,664 m2 across 10 floors mainly intended for office use. It was redesigned by architectural studios Garretti Associati.
It boasts LEED Platinum and BREAAM Very Good certifications, and is also already compliant with the Paris Agreement for CO2 emissions. The building is almost completely rented to blue chip domestic and international tenants.
