French REIT ANF Immobilier has joined forces with insurer Crédit Agricole Assurances and local developer DCB to buy a portfolio of three office assets in Lyon from asset manager Aerium.
The deal, which inaugurates a new partnership between ANF and Crédit Agricole Assurances, involves about 40,000 m2 of space in the heart of the Part-Dieu district of Lyon.
The three assets, called Lafayette, Stratège and Récamier, represent the historical and regional headquarters of the Areva group.
Under the transaction, ANF Immobilier and Crédit Agricole have entered into a memorandum of agreement to form a partnership focused on acquisitions, including the Lafayette and Stratège assets which will be 55% owned by ANF Immobilier and 45% by Crédit Agricole Assurances. The properties account for 36,300 m2 of space. The Récamier building, which covers 3,800 m2, is owned primarily by DCB International.
HSBC France has financed 60% of the transaction over a five-year period.
CBRE advised the buyer while JLL acted for the vendor.
ANF Immobilier, part of the Eurazeo Group, owns and manages real estate assets worth €1 bn in the city centres of Marseille, Lyon and Bordeaux.
