Amro Partners and Flemyn have secured planning approval to construct a new £220 mln (€253 mln) build-to-rent (BTR) development on the site of the former Croydon Park Hotel.
Construction is anticipated to commence in 2024, with completion slated for 2027.
The Botanical House project will provide 447 one-, two-, and three-bedroom rental apartments.
Unlike other BTR projects in Croydon, Botanical House will offer over 25% three-bedroom apartments, while approximately 20% of the apartments will be reserved for affordable housing.
Shared amenities include a greenhouse atrium, roof terrace, gym/wellness center, communal lounges, co-working space, pet spa, and media room.

Botanical House will be one of the most sustainable new residential buildings in London and the first in Croydon to achieve the highest possible sustainability standards, including BREEAM Outstanding, Fitwel 3, and WiredScore Platinum.
As part of a retrofit-first approach, the project will retain the basement and ground floor slab of the original hotel building to conserve embodied carbon and minimize demolition waste.
The project envisions landscaped amenity spaces for residents and streetscape enhancements. It will achieve a 51% biodiversity net gain through the establishment of a communal landscaped garden, 50% soft landscaping, the addition of 45 newly planted trees and green street frontages, and the preservation of existing street trees.
In collaboration with local charities and community organizations, Botanical House will feature a new 206 m2 multipurpose community space on Altyre Road, offering a venue for social gatherings, fitness classes, and mentoring programs.
Botanical House will be situated just a two-minute walk from East Croydon train station and Boxpark Croydon.
HTA Design is the project's architect, while Amro's operational platform, Amro Living, will manage the development.
