Real estate investor Altera Vastgoed has signed a deal to acquire 225 rental homes within the De Pionier mixed-use project in Amsterdam from Adriaan van Erk, part of the KlokGroep.

De Pionier is a mixed-use development consisting of approximately 430 homes, 30% of which are social, 40% mid-market and 30% private sector owner-occupied and rental properties. In addition, social and social facilities cover around 15,000 m2.

Altera is acquiring 225 rental properties in the project, 175 of which are in the mid-rental segment and the other 50 in the private sector. The social rental homes and social facilities have been purchased by Woonstichting Lieven de Key and the municipality of Amsterdam.

The public amenities consists of a day care centre and a primary school. The commercial spaces consist of offices and several business spaces for small and medium-sized businesses.

With an A+++ energy label, a BENG 2 value and the realization of green roofs, green vertical facades and green inner gardens, the deal contributes to Altera's sustainability objectives.

Jaap van der Bijl, CEO Altera, said: 'With this acquisition, we are meeting the need for housing in Amsterdam for the expected growth in residents in 2050.

'Mobility, sustainability and affordable housing for a diversity of households are important aspects in this regard. Mid-market rental is a category in this that is important for the various target groups in combination with the social and societal aspects.'

Construction is expected to start in mid-2025 and be completed in mid-2028.

At the heart of the plan is the inner garden De Groene Smaragd. The Green Smaragd makes it possible to live together and enjoy a green environment in the middle of the city.'
